Greater Vancouver지역의 주택판매가 작년 동기대비 35.1% 하향조정되고 있습니다. 메트로 지역 전체의 리스팅 수는 최근 2년간 최고로 많은 상태이긴 합니다만 역사적인 관점에서는 아직 평균 이하에 머무르고 있습니다.  보통계적으로 통 Sales-To- Active 리스팅 비율이 12%로 이하가 되면 주택시장의 하락을 20% 이상이 되면 주택시장의 상승을 예상하게 되는데, 5월말 현재 단독주택의 경우는 14.7%, 타운하우스 30.8%, 콘도미니엄 41.7%의 퍼센티지를 보여주고 있습니다. 즉 가격적인 측면에서 많은 사람들이 접근 가능한 콘도나 타운하우스 시장은 아직은 탄탄한 반면 수요층이 엷은 단독시장은 확연히 둔화된 모습을 보여주고 있습니다. 앞으로 콘도와 타운하우스 시장이 이 자리를 선방해 내느냐 아니면 그마저도 세가 꺾이느냐에 따라 부동산 시장의 대세가 결정되어 질듯 합니다. 주택구매를 앞둔 분들에겐 희소식이자 흥미있는 관전 포인트가 될듯 하군요.
